Time is Running Out

Hi Everyone!

I know we have all had it with this winter so far, well most of us have anyway. Record breaking snow accumulation, waking up to sub freezing temperatures. This Winter certainly has been a bear weather wise. Ah to be on a beach on a tropical island right about now sitting in a nice chase lounge listening to the gentle surf and being served drinks by the service staff. It's good to let your mind wonder and take those brief mental trips, but reality is reality. Time is running out on the first time home buyer Tax Credit and the move up buyer Tax Credit. April 30th is the deadline to have a contract on a house, and you must settle on it buy June 30th in order to qualify. I know it's not fun to be out and about looking for a home in these conditions, but $8000 for qualified first time home buyers and $6500 for home sellers is just too much to pass up. Think about it the Island sun, beach, surf, drinks you can buy a real nice well deserved vacation with all that money if you don't need it for the house. Fun Calculator

I recently added a new calculator to our web site it's on the left side towards the bottom. It's called the Commuting calculator. It allows you to put in your commuting miles the cost of gas per gallon and how long of a commute you have to work, and then it calculates the the daily and annual cost to go to work from home. I think it's particularly useful when looking for a new home. It put in prespective what that new house is really going to cost you. So when your riding around and you find a house that lets say is priced 20,000 less then the one that is closer to work, you can use the calculator plunk in the figures and see how good a deal you are really getting. In a number of cases the house closer to work although more money turned out to be the better deal. I know i have found it enlightening and many of my clients have as well. It, in many cases gives you cause for pause. Just another and really important factor to consider before you pull the trigger on that purchase. It is also good when you employer offers you a location transfer along with a few extra dollars for making the move. You may be wise to use the calculator to see if the extra dollars they are offering is even going to cover your additional commuting expense. On The Fence About Buying?

There are a number of reasons to move off the fence with your decision to buy or not to buy. One big reason is that you only have to April 30th to find a home and be in a contract and you must settle by June 30th in order to take advantage of the extended first time home buyers $8000 tax credit. Another reason is that for now the mortgage interest rates are a record lows. There seems to be a move a foot on tightening up FHA guide lines. Those changes could include increasing the minimum down payment from 3.5% to 5% on a $200,000 dollar purchase that increase in the minimum% down, amounts to a difference of $3000 more you will need. The other change is the % that you can get back from the seller. Currently you can get up to 6% the change would drop that to 3%. And finally there is some talk that FHA could change the minimum credit score that you will need in order to qualify for an FHA mortgage. For more detail on the possible FHA changes there is a feed from Business Week on our home page dated Dec 2, 2009. It's like the proverbial good news bad news story. Let's hope they leave the FHA program alone for now. However, where there is smoke there is likely fire. Another reason to move forward now rather then wait. Finally home prices have slid to unbelievable low levels and there are some very nice homes representing some excellent buys on the market right now! This is probably the best time to  pick up a home that has been on the market. It's like going to a car dealership when the new models are being introduced and they have a lot of left overs to move. You get to negotiate on heck of deal on the left overs same applies to homes at this time of the year.
