This is a great time to sell provided that you don't over price your home! One of the first things you want to do is pick a realtor that is full time professional with a good reputation with a solid track record, someone who will service you and most importantly someone that you trust! Listen to what they have to say about factors that will affect the sale of the property, such as location, condition and what is happening in your specific community. All the marketing in the world is not going to get your property sold if the house is overpriced, it's just not going to happen. A properly priced home that has been updated, in a good location, in a good community will sell and in many cases in 30 days. That's right even in this market! This is a market for sellers, not listers. This is a market for people who are highly motivated sellers that have gotten passed what their house was worth in 2006 and can accepted what their house is worth in 2009. If you have that mind set, your house will sell! Price your house ahead of the curve. Today's buyers have plenty of choices and have been looking and waiting for the Right house at the Right price in the Right condition, in the Right community and they are smart and they are internet savy. They know what they want, they know what they will spend and they recognize a value when they see it. Houses are selling and many of them do sell quickly as long as you use the 5 R's. Five R's you only mentioned 4 R's. The fifth R is using the Right Realtor! Again someone who you can trust, who is honest, forthwright, that you relate to, and has your best interest at heart. Someone who is a Full Time Professional, has systems in place, internet savy, listens, and communicates. Remember this more then likely the single biggest investment that you have!
